32 Step Maintenance Check

Check to see if your system is safe.

  1. Start with last year's efficiency test results. We use it to track your system's overall health.
  2. Remove and clean smoke pipe (exhaust pipe). Other techs may skip this because it's dirty and time consuming.
  3. Inspect in chimney for corrosion from flue gases. We use a hand-held mirror to inspect your chimney and a special vacuum to capture dust particles under 5 microns.
  4. Inspect flue tiles in your chimney. After all, you really do have a fire in a box in your basement.
  5. Clean heat exchanger. One of the most expensive parts to replace, and it's sensitive. Soot builds up, effectiveness goes down You'll burn more oil. Scaling builds up, and you may have to put in a whole new system.
  6. Use commercial tools to remove soot buildup. The right tools and it's cleaner and more efficient.
  7. Clean combustion chamber. This is where a lot of the heavy lifting happens. A thorough cleaning, and you can check for cracks and corrosion.
  8. Check chamber for cracks and corrosion. Extra safety check to help prevent fumes from entering home.
  9. Check control settings. If controls are off spec, you'll burn more oil, spend more money, and put your system at risk for higher repair bills.
  10. Visually inspect pipes for cracks, leaks, and corrosion. A little situation can turn into a big problem fast.
  11. Check all pipe fittings for leaks. Miss this and make a mess costing you money and aggravation.
  12. Check boiler pressure. Too high will set off pressure relief valve and dump scalding hot water onto your floor.
  13. Visually identify any code violations. It's about safety. We will bring it to your attention.
  14. Make sure relief valves are piped properly. Fail and pressure could get so high your boiler could explode.
  15. Evaluate combustion air intake. Bad air flow and system works harder, costing you more money.
  16. For a warm air system, there's a fan check. Dirt builds up, decreases efficiency, and wastes fuel.
  17. Motors may be oiled and belt tensions checked. 1/2 inch play in the belt is the goal- no more, no less.
  18. Filters replaced avg 1/m on forced air systems. Keeps air you breathe clean and healthy. Prevents system stress.
  19. Replace heating oil filter. New manufacturing process affects oil. Can cause particulate jamming your nozzle and may cause expensive problems. 95% of system failures are due to blocked nozzles. This filter is critical. We only use filters designed for your heating system.
  20. Replace oil strainer. Adds double layer of protection to prevent particulate jamming and system failure.
  21. Replace and spec out correct nozzle. Other companies may replace the nozzle in your system with a larger nozzle so it burns more fuel. It's like using a fire hose to wash your car instead of a garden hose. Results are the same but enormous amounts of water are wasted. In heating oil, you'd waste lots of oil and money too.
  22. Check and clean ignition transformer. Oil is one of the safest fuels, much safer than natural gas. With bad ignition oil will ignite prematurely. This step can help prevent costly repair bills.
  23. Adjust ignition using new digital equipment. Ignition is critical. Our techs have access to over $3,500 in tools to make sure it's adjusted to the proper specifications.
  24. Check cad cell eye. A built in safety. If it gets dirty, it'll shut down your system. If it isn't working correctly, you could be putting yourself in danger.
  25. Check and clean blast tube. Keeping it clean makes your system work that much easier.
  26. Visual for oil leaks around unit.
  27. Check pump seals.
  28. Check pump fittings. We look over the entire area not just the heating unit.
  29. Double check all safeties. Including the high limit control and the CAD cell flame sensor that detects an improper flame.
  30. Flue gas report using a bachrack or testor unit. These tools guarantee accurate results that can't be fudged.
  31. Generate final testing results including: Date-Time-Fuel used-Efficiency-Excess air-Stack temp-Primary temp-O2-CO2-CO-CO air free-Draft. McCarthy uses state of the art digital testing technology.
  32. We leave you with a heating system report card. You'll get an explanation of work performed so you can rest easy knowing that everything was done and you have a record of the results of your system.
